Act as the main point of contact in conflict resolution negotiations involving landlords and developers. Assist in evaluating potential markets for development based on demographic trends, market visits, networking, managing consulting brokers, and a thorough understanding of competitors' locations and future growth strategies and plans within each assigned market. Assist in material preparation and potentially lead Executive Real Estate trips to markets for review and alignment of real estate strategy with internal stakeholders. Negotiate a wide variety of real estate transactions with senior executives representing Landlords, Owners and Developers (Land Purchase, Leases, Lease Renewals and Lease Amending Agreements) consistent with strong covenant and preferred contract terms. Assist in preparation of financial models to determine viability of projects based on the current financial thresholds of the company. Independently present real estate projects to the monthly Real Estate Committee and International Real Estate Committee Meetings to secure overall project and capital expenditure approvals. Act as subject matter expert in answering any questions from the executive team.
